Who We Inspect For

Inspections Built for Your Situation

Different situations require different things from a septic inspection. We know what each one needs.

Home Buyers

Buying a home with a septic system without an inspection is one of the most expensive mistakes in real estate. A failing system can cost $15,000–$50,000 to replace.

  • Full system evaluation by our NAWT certified techs
  • Report you can use in negotiations
  • Clear pass/fail with repair estimates
  • We coordinate with your timeline

Home Sellers

Get inspected before you list. Most inspections are valid for 60 days. Know the condition of your system, price accordingly, and avoid surprises at closing that blow up your deal at the worst moment.

  • Pre-listing inspection report
  • Repair quotes if issues are found
  • Builds buyer confidence
  • Reduces negotiation risk

Current Homeowners

Routine inspections catch small problems before they become expensive disasters. Most systems should be inspected every year — more often for older or high-use systems.

  • Routine maintenance inspections
  • Post-repair verification
  • Compliance inspections (ATUs)
  • System health check for peace of mind
What's Included

A Thorough Inspection — Not a Checkbox

We physically inspect every accessible component of your system. Leach areas may require a more thorough investigation and in some cases cannot be physically assessed. No assumptions, no shortcuts.

01 · Tank Condition

We look for cracks, corrosion, and signs of failure across structural integrity, inlet and outlet baffles, lids, risers, and seals.

02 · Liquid Levels & Solids

Tank levels tell us how the system is functioning. Abnormal levels indicate inlet or outlet blockages or drain field problems.

03 · Drain Field Assessment

Surface inspection for saturation, ponding, or sewage odors. We evaluate absorption capacity and look for early-stage failure.

04 · Distribution System

Distribution boxes, pipes, and manifolds checked for proper flow, blockages, and equal distribution to the drain field.

05 · Pump & Alarm Systems

For pumped systems, we test pump operation, float switches, and alarm functionality. Pump failure is silent until it's catastrophic.

06 · Effluent Filter

Inspected and cleaned if accessible. A clogged effluent filter is one of the most common causes of drain field stress. Filters should be cleaned every 6 to 12 months depending on system usage.

07 · Line from House

We check the inlet line condition and look for root intrusion, offset joints, or obstructions between the home and tank.

08 · Compliance Check

We note any system components that don't meet current Arizona requirements — critical for re-sale and for ATU systems with maintenance contracts.
